We have offices in Switzerland, the Netherlands, the United Kingdom, Gibraltar, and New Zealand.  Qualifications & experience University Graduate Financial background and experience with Xero required  Previous work in a high level job is preferred No prior experience in property is required A legal background is preferred, but not required International experience is advantageous Job Description and Tasks & Responsibilities Full time (30-40h pw) Contractor role In person at our office in the CBD The finance manager will primarily report to the office manager/PA who will liaise with the directors. The FM will also work in conjunction with our accounts receivable/accounts payable bookkeeper, who will help with daily tasks (such as Xero reconciliations or business card receipt management) so as to allow the FM to complete the higher level tasks as described below. As the FM role is at a higher level than a bookkeeper, they will combine contextual business knowledge and financial experience to complete the following tasks, among others: Preparing cashflows, actuals and forecasts Cashflow management End of month reporting: bank/Xero balances, P&L, balance sheets, aged payables and aged receivables GST preparations AIL Oversee and enter payments from property managers into Xero (eg. re tracking codes for OPEX recharges). Assisted by bookkeeper. Prepare monthly payments list (produced out of Xero reports and in conjunction with our property managers' payments lists) Creating and issuing tenant invoices in Xero  End of year reporting Provide tenant rent reports (with status updates to be produced with the help of the OM/PA) Provide OPEX recharge reports (with status updates to be produced with the help of the OM/PA) Provide property manager payment list approvals, utilising contextual OPEX recharge knowledge.  Provide feedback and familiarise self with property manager reports, as well as ensure reconciliations are done and loaded correctly on Xero (assisted by bookkeeper). Provide feedback and familiarise self with forest manager reports and budgets, as well as review budgets and actuals (assisted by directors). Other ad hoc tasks as necessary Again, the FM will be aided by a bookkeeper in a support role so as to minimise time spent on everyday tasks (attachment downloading/renaming/filing, uploading/creating bills to/in Xero, reconciliations, preparing reports, as well as other tasks as the FM sees fit).
